INTERVIEW LISTING AGENTS
The process of finding the right agent can include asking friends, family and coworkers for referrals, reviewing agent websites, and sitting down for an interview with your top picks.
PICK A COMPETITIVE LISTING PRICE
Being able to sell your home quickly is a matter of competitive pricing. There is a fine line between pricing low enough to sell, versus going above market value. Your agent will go through your neighbourhood comps and present you with a suggested listing price.
DEVISE A MARKETING PLAN
A good listing agent should present to you a concise marketing strategy, such as listing on MLS, hosting open houses, sending out targeting campaigns, display advertising on social media platforms and print material.
PROPERTY MAKEOVER
New buyers will be looking for a fresh face. Spend some time preparing your home for sale by conducting a deep clean, and refresh it’s appearance with a fresh coat of paint if needed.
PREPARE FOR OPEN HOUSES AND SHOWINGS
Work with your listing agent to prepare for upcoming showings and open houses. This will include scheduling dates and times, staging consultation, and more.
NEGOTIATION TIME
Work with your agent to negotiate on your behalf to get you the best price and dates possible. This can be a fun and stressful time, but your agent will make the process as seamless as possible.
WAITING OUT THE CONDITION PERIOD
Once a seller and buyer have reached a purchase agreement, they will enter into a condition period. During this time, the buyers and sellers will be fulfilling all and any conditions laid out in the contract. Buyers may need access to your home for appraisals and inspections. Once this is complete, the sale will be firm.
PREPARE FOR CLOSING
Buyers and sellers will choose a lawyer or notary to complete the sale of the property. Once the completion date has arrived, the title of the property will be transferred into the new owners names and the sale will be complete.
