Different lenders may have different interest rates and conditions for similar products. Talk to several lenders to make sure you’re getting the best mortgage product for your needs.
FIND THE RIGHT AGENT
A good agent is essential when buying a new home. You want to find one you trust and has your best interest at heart. A buyers agent acts as you, and guides you through the process step by step. A great agent misses nothing!
TOUR HOMES
Make a list of all the things you are looking for in your new home along with the neighbourhood you prefer and any extras. Your agent will accompany you on showings and/or inform you of open houses to attend.
MAKE AN OFFER
Once you have found the home you want, you will work with your realtor and make an offer with the appropriate subjects tailored to your situation.
NEGOTIATION TIME
Many times after the initial offer is presented, the owner will come back with a counter-offer. Let your agent help you make the appropriate counter-offers.
INSPECTION
It’s always a good idea to add an inspection condition in your offer stating that you have a certain amount of time to have the property and the home inspected.
SUBJECT REMOVAL
Once you and your realtor have done the work to satisfy the subjects within the given time, we will remove subjects. This is when you officially have purchased the home.
PREPARE FOR CLOSING
Buyers and sellers will choose a lawyer or notary to complete the sale of the property. Once the completion date has arrived, the title of the property will be transferred into the new owners names and the sale will be complete.
